Home Loan Festive Offers 2026: What's Genuinely Different This Navratri-Diwali Season

Processing fee waivers and rate discounts are back this festive season — but 2026 is unusual, with a possible RBI rate hike and GST 2.0 savings in play. How to evaluate offers.

Current AffairsDecision Guide
As of 5 October 2026 — the Navratri-to-Diwali lending season opens in the same week as the RBI's live October MPC decision.

The Navratri-to-Diwali window is, as usual, when lenders and developers compete hardest for homebuyers. This year carries an unusual wrinkle: the festive lending season opens the same week as a live RBI rate decision that could move in either direction for the first time since 2023.

What's actually on offer this season

  • Processing fee waivers or reductions — commonly a full or partial waiver of the usual 0.5-1% processing fee, worth several thousand rupees upfront on a ₹50 lakh loan.
  • Modest rate concessions, typically 10-50 bps depending on the lender and credit profile, sometimes tied to credit score bands.
  • Faster approval timelines, with some lenders offering pre-approved sanctions to eligible existing customers.
  • Developer-side incentives, separate from lender offers: stamp duty contributions, free parking, modular kitchens, or outright price discounts.

Why it matters for borrowers

The genuine value of a festive offer depends entirely on what you compare it against. A 25 bps discount is meaningful measured against the rate you'd otherwise get from the same lender outside the festive window — but it isn't automatically the best rate in the market. Several lenders run festive campaigns simultaneously, and the base rates they're discounting from can differ meaningfully to begin with.

Example

A ₹50 lakh loan with a 0.5% processing fee (₹25,000) waived, combined with a 20 bps rate discount from 8.70% to 8.50%, saves roughly ₹25,000 upfront plus about ₹650/month in EMI — a meaningful combined benefit. But if a competing lender's everyday, non-festive rate is already 8.45%, the "festive discount" from the first lender isn't actually the better deal once properly compared.

This year's wrinkle

If the RBI raises the repo rate on 7 October (see our MPC preview), lenders offering festive discounts on EBLR-linked loans will likely need to recalibrate advertised rates within days, since the benchmark itself has moved. Don't assume pre-announcement advertised rates hold unchanged through the full festive season.

What should homebuyers do?

  • Compare the full festive-period rate against that lender's own non-festive rate, not just against other lenders' festive offers.
  • Get quotes from at least three lenders during the same week, so you're comparing offers under the same rate-environment conditions.
  • Ask explicitly whether the festive rate is contingent on disbursement before a cutoff date.
  • Separate developer incentives from lender incentives and evaluate each on its own merits.
  • If the Oct 7 MPC decision raises rates, re-confirm your festive-offer terms afterward.
  • Use GST 2.0's construction-cost relief as a separate lever if buying new-launch inventory or self-building.

Frequently Asked Questions

Are festive home loan offers always better than regular rates?▾

Not automatically. A festive discount is only meaningful relative to that same lender's non-festive rate — always ask what the rate would be outside the campaign.

Does a rate hike on October 7 cancel festive offers already advertised?▾

Not necessarily cancel, but lenders commonly recalibrate festive terms shortly after a benchmark change — confirm current terms rather than relying on pre-announcement advertising.

Is the processing fee waiver available on a balance transfer?▾

It depends on the lender — some festive campaigns explicitly extend waivers to balance-transfer customers, while others are limited to fresh loans.

Do festive offers apply to self-construction or plot-purchase loans?▾

This varies significantly by lender; confirm the specific loan type covered under a given campaign before assuming it applies.

How long do festive offers typically last?▾

Most run through the Navratri-to-Diwali window with a specific disbursement cutoff — ask for the exact validity period in writing.
