Quarterly housing data for July–September 2026 has arrived, and the headlines do not agree. One tracker reports a small rise in sales; another reports a decline. For a home buyer, the useful question is not which is right, but what each is measuring.

The two readings

Both reports can be internally consistent because they use different city sets, project universes and definitions of a sale. Splitting Mumbai into three markets, for example, changes how regional totals are built.

What Anarock's detail shows

  • Sales value of ₹1.55 lakh crore, up 2%.
  • New launches of 1,14,320 units, up 18%.
  • Unsold inventory of 6,30,590 units, up 12%.
  • Average price ₹9,714 per sq ft, up 7%.
  • Mumbai Metropolitan Region 31,750 units (+5%), Bengaluru 16,670 (+12%), Hyderabad 12,970 (+15%); MMR and Bengaluru together account for about 48% of sales.
  • Homes above ₹80 lakh made up roughly 69% of launches; those under ₹40 lakh about 14%.

What this means for buyers

Launches growing faster than sales, with inventory also rising, gives buyers more choice and some negotiating room on ready or near-ready projects. But the shift of launches toward higher price bands means affordable options are thinner.

A simple illustration: a 1,000 sq ft home at the ₹9,714 per sq ft average would cost about ₹97.14 lakh. With an 80% loan (₹77.7 lakh) over 20 years, the EMI would be about ₹68,675 at 8.75% and ₹67,440 at 8.50%. City and micro-market prices vary widely, so treat this only as a scale check.

Tip: Before booking, check RERA registration, the promised possession date, and whether the price is for carpet or super built-up area.

Reading data reports sensibly

  1. Note the city list and period used.
  2. Compare units and value separately; they can move differently.
  3. Look at inventory and launches along with sales.
  4. Use two sources when they differ, and read the methodology notes.
