Estimates put stalled housing at about 4.58 lakh units worth roughly ₹55,000 crore. The government-backed SWAMIH Fund-2, a ₹15,000 crore blended fund, aims to help complete around 1 lakh of them. For buyers still paying EMIs on homes they cannot occupy, the details matter.

How the fund works

SWAMIH (Special Window for Affordable and Mid-Income Housing) provides priority-debt funding to developers of stalled but otherwise viable projects, with money held in an escrow so it is used only for completion. The first fund is reported to have helped complete roughly 55,000–61,000 homes. Reports on the second fund's rollout vary, so check the latest official status.

What eligible buyers should know

  • Funding goes to the project, not individual buyers; check whether your project is registered with RERA and has applied.
  • Your sale agreement and RERA registration remain your main legal protections.
  • Your lender's EMI obligations generally continue under the terms of the loan, so speak to them early.

Delayed possession and RERA

Under RERA, buyers can claim interest for delayed possession. A June 2026 Bombay High Court ruling reported by legal news sites touches on interest for each month of delay; please read the order or consult a lawyer before relying on it.

Steps if your project is delayed

  1. Collect the agreement, payment receipts and RERA registration.
  2. Check the project's RERA status page for updated completion dates.
  3. Ask your lender about pre-EMI or moratorium options if available.
  4. Send a written notice to the developer; file a RERA complaint if unresolved.
  5. Avoid additional payments without milestones being achieved.

Reminder: every project is different. A legal professional can advise on your case.
